Manatee Villa offers you spacious, luxurious accomodation with the flexibility of being in a home away from
home for the price of a hotel room. We have guests returning year after year and are always pleased with their responses.
This is a quality property at an affordable price.
You are welcome to arrive any day and stay for as many nights as you wish. We have a minimum stay of 7 nights for Xmas
and Easter periods and offer a 10% discount for stays of 21 nights or more. If you stay for less than 7 nights
a cleaning charge will apply.

Although not essential, it is highly recommended. It is far too hot to walk anywhere ! When you read 10 minutes to
Disney we mean 10 minutes by car. Florida is the size of the UK and fuel is cheap compared to Europe. There are
plenty of taxis available if you decide not to drive. Don't forget that US cars have smaller boots than European models.
2-3 weeks before arrival you will be sent key-safe , alarm codes and directions from Orlando International airport.
If you need directions from Sanford, Tampa or Miami just let us know. The keys to the villa are kept outside the front
door in a key-safe so there should be no issues when you arrive as you go straight to the villa.
Just yourselves, some clothes (not too many as there are washer/dryer facilitiesand plenty of bargains at the malls)
and your personal items - oh yes and some spending money. If you plan to travel light, all toiletries can be bought cheaply at
one of the two huge 24 hour Wal-Mart supermarket, which are only 5 minutes away.
We provide a highchair, cot and stroller. We recommend you bring your own linen for the cot if it makes you feel
more comfortable.
The pool has a safety fence which will be erected before you arrive for added safety for young children. Children
should not be left unattended in the pool area at any time.
We are licenced to sleep up to 10 guests (including infants) but we choose to sleep a maximum of 8 guests. One infant
under two years old (upon date of arrival) is also permitted.This number is strictly enforced by our management
company. Only guests listed on the booking form may stay overnight in the villa. If you breach this term of the
rental agreement our insurance is invalidated and you will be asked to leave the premises.
If you have a larger group or need two villas please let us know as we have access to other villas on Liberty Village
and can arrange additional accomodation.
In the Lounge we have a 42" LCD HD TV with 130+ cable channels with movies On-Demand (which means you can watch
a movie as if it were on DVD with playback, pause etc.), DVD player, 3-CD music system and a Sony Playstation2.
There are a selection of video and board games, DVD's movies & cartoons provided. There is also a selection of books.
The villa is room only, so you need to get flights, car hire, travel insurance, theme park tickets and spending
money. Pool heating and BBQ rental are available upon request. See our

No, the villa is thoroughly cleaned prior to your arrival and again after you depart. You are responsible for day-to-day
cleanliness of the villa. If you have any questions/problems you can always contact our Management Company.
For the comfort of all guests, pets are not permitted in the villa. Smoking is also prohibited inside the villa.
You may smoke outside the villa in the pool area, where ashtrays have been provided.

A deposit of £200/$300 will secure a reservation with the balance due 8 weeks before arrival.
If you are in US we prefer payment directly into our US bank account or accept payment by Debit/Credit card.
We also accept payment in £'s and accept UK cheques and payment by Credit/Debit card.
If you pay by Debit/Credit card we add a 3% surcharge.
We have an excellent Management Company just 5 minutes away and available in case of emergencies. They are also happy to answer
any questions you have about the villa and advise you in all aspects of your stay.
There are many sites offering cheap tickets. If you buy them and have them delivered to the UK please don't
forget to take them with you to Florida. We have used ORLANDO-ATTRACTION-TICKETS.com for discounted Park, Attractions & Dinner Show Tickets. They
have some great discounts and their office is just 5 minutes away on US192 where you collect your tickets. Some
people offer to deliver tickets to your villa and then try to sell you a whole load of extras once you've invited
them in. WalMart is also a good place to use as a reference for ticket pricing.
